REGULATIONS
Understanding San Diego’s ADU regulations is essential for homeowners and property investors looking to make the most of their space—whether it’s for extended family, rental income, or simply adding long-term value. WHAT CAN I BUILD?
MAX SIZES
You can build attached or detached ADUs up to 1,200 sq ft. If the unit is 800 sq ft or less, it’s usually exempt from lot coverage, FAR, and open space limits.
SETBACKS
Units 16 ft tall or under can sit right at the side and rear property lines. Anything taller needs at least 4 ft of setback.
TWO STORY ADUS
Two-story designs are allowed as long as they stay within the zoning height limit (typically 24 to 30 ft) and meet the 4 ft side and rear setbacks.
BUILDING SEPARATIONS
Detached ADUs must be 6 ft away from existing structures. If eaves are closer than 10 ft, fire-rated construction is required.
HOW LONG WOULD IT TAKE?
PERMIT TIMEFRAME
We aim to get permits approved in 2 to 4 months. If the project is more complex or needs revisions, it can take up to 6 months.
COASTAL OR OTHERS?
If your property is in the Coastal Overlay Zone, a Coastal Development Permit may be required—unless the ADU qualifies for an exemption.
