CARLSBAD
REGULATIONS
If you’re thinking about building an ADU in Carlsbad, getting familiar with the city’s regulations is the first step. These rules are designed to help homeowners build responsibly while aligning with local standards. Whether you’re planning for rental income, multigenerational living, or increasing your property’s value, understanding what’s allowed will save time and help your project stay on track.
WHAT CAN I BUILD?
MAX SIZES
Detached ADUs can be up to 1,200 sq ft. Attached ADUs must be 50% or less of the main home, with a minimum of 800 sq ft. JADUs are limited to 500 sq ft and must stay within the footprint of the main home.
SETBACKS
Detached ADUs 16 ft or under require 4 ft setbacks at the side and rear. Taller ADUs must follow full front and rear zoning setbacks.
TWO STORY ADUS
Detached units can go up to 16 ft, or 18–20 ft if built above a garage or near transit. Attached ADUs can go up to 25 ft or follow the zoning limit for the lot.
BUILDING SEPARATIONS
There’s no minimum distance required between structures, but anything under 10 ft requires fire rating. Openings facing another structure must be at least 6 ft apart.
HOW LONG WOULD IT TAKE?
PERMIT TIMEFRAME
Permits in Carlsbad typically take between 3 to 5 months, depending on the city's current workload and the scope of your project. More complex or coastal-area applications may take longer.
COASTAL OR OTHERS?
If the property is in the Coastal Zone, a Coastal Development Permit is required.
