REGULATIONS

Oceanside offers strong potential for ADU development thanks to its coastal location and diverse neighborhoods. Whether you're planning to add space for family, increase rental income, or boost your property's value, understanding the city's ADU rules is key. Knowing what’s allowed ensures your project runs smoothly and meets all legal requirements—while making the most out of your property.

WHAT CAN I BUILD?

MAX SIZES

Detached ADUs can be up to 1,200 sq ft. Attached ADUs are limited to 50% of the primary home or 1,200 sq ft max (minimum 800 sq ft required). JADUs max out at 500 sq ft.

SETBACKS

ADUs need 4 ft from side and rear property lines. Height is limited to 16 ft (18 ft near major transit, or 20 ft if matching roof pitch). Walls over 16 ft must follow base-zone setbacks.

TWO STORY ADUS

Two stories are allowed if height limits and base-zone setbacks are met.

BUILDING SEPARATIONS

Detached ADUs must be at least 6 ft from other structures (10 ft if located in the Coastal Zone).

HOW LONG WOULD IT TAKE?

PERMIT TIMEFRAME

Oceanside must approve or deny a complete ADU application within 60 days. Design and permitting typically take 5 to 11 months, with total project timelines averaging 10 to 18 months.

COASTAL OR OTHERS?

If your property falls within the Coastal Zone, you may need a Coastal Development Permit (CDP). Smaller or minor ADUs may qualify for exemptions or administrative CDPs, while larger projects may need full CDP review.
