From size and setback limits to the permit process, understanding what’s allowed helps you move forward with confidence.
WHAT CAN I BUILD?
MAX SIZES
Detached ADUs can be up to 1,200 sq ft. Attached ADUs can be up to 850 sq ft for a 1-bedroom or 1,000 sq ft for 2+ bedrooms, or 50% of the main home—whichever is larger.
SETBACKS
New ADUs need at least 4 ft from the side and rear lot lines. Conversions can keep existing setbacks.
TWO STORY ADUS
One- and two-story ADUs are allowed, as long as they stay within the main home’s zoning height limit.
BUILDING SEPARATIONS
Detached ADUs must be at least 6 ft from the primary home.
HOW LONG WOULD IT TAKE?
PERMIT TIMEFRAME
Plan reviews usually take 14 to 21 business days. Final approval must be given within 60 days under state law.
COASTAL OR OTHERS?
If your property falls within the Bayfront Local Coastal Program area, a Coastal Development Permit is required.
